What is a building envelope?

ice damThe building envelope refers to the air barrier that separates your living/working space from the outdoor environment. The two most common complaints stemming from a leaky building envelope are drafty, cold parts to the house and high energy bills. A properly sealed building envelope also can prevent a number of common household troubles such as moisture, mould and mildew and can stop ice damming, a common condition in Canadian buildings In extreme situations there can be structural damage and health concerns because of a compromised building envelope.

Bluewater Zerodraft specializes in stopping the air leakage that causes these problems in every kind of building, using methods and products developed by more than 130 Zerodraft contractors across North America.
The US National Institute of Standards and Technology “confirms that continuous air barrier systems can reduce air leakage by up to 83 percent and energy consumption by up to 40 percent”. Natural Resources Canada agrees, suggesting a typical Canadian homeowner could save around $1,200 per year on their energy bills. The effectiveness of airsealing has been thoroughly researched over the last 25 years. Tony Woods, founder of Zerodraft, has been responsible for much of the landmark research done on energy conservation by the Canadian Government.

In almost every case, there is a less than five year payback on retrofits to the building envelope. A Zerodraft specialist can provide a building owner with payback calculations for building envelope work and assistance in accessing retrofit grants. Currently, up to $10,000 is available to homeowners under the EcoEnergy program.

“The interesting thing,” says Kevin Best, owner of Bluewater Zerodraft, “Is that when the work is done our customers talk a lot more about the increased comfort than savings.”
